We research the history of leasing incentives (and how they were provided) to identify tenancy fit-outs that you’ll own on settlement or will own when a tenant’s lease expires.

Make-good Obligation v Tax Depreciation

These concepts aren’t mutual exclusive when we’re involved. There will be times when unclaimed tax depreciation is so high you’ll be especially generous and let the tenant compensate you to leave both behind.

Fit-out Incentive

Even if the tenant will own the fit-out works, let’s at least have a conversation beforehand to ensure you receive copies of the tenant’s fitout cost records when paying the fit-out incentive.
